Terms and Conditions (now for the serious stuff!!)

A non returnable deposit of 20% on booking is required, with balance payable 4 weeks prior to stay. If booking is less than one month prior to stay, full payment is required on booking.

Whilst pets are welcome, they must not be left unattended in the cottage and must be supervised at all times. Pets must have their own bedding and NOT BE ALLOWED ON ANY OF THE FURNITURE. Any damage, or evidence that pets have been on beds or soft furnishings will be the full chargeable responsibility of the owners, AND YOU WILL BE BILLED.  We also request that you clean up responsibly after your dog, you will find a suitable receptacle outside.

The grounds and woodland are there for your enjoyment, small children must be supervised at all times due to the terrain, which includes, waterfalls, deep water and some rough ground. Caution must be exercised at all times and is solely at your own risk.

We strongly recommend guests arrange their own Holiday Insurance as any breakages and damage, beyond reasonable wear and tear, you will be held liable for, and may be charged. Also Holiday Cancellation Insurance, as in case of cancellation, if the property cannot be re-let, monies will not be refunded.

Entry time is 4 o’clock on arrival date, and the property must be vacated by 10am on departure date.

Weekly rental runs from Saturday to Saturday, but entry dates may be extended or shortened if possible by request.

On receipt and confirmation of the booking you have agreed to abide by the Terms and Conditions above.
